9 Country Club Circuit was the first home to sell in the Newly formed suburb of Norwest. This hass also set a precedent after selling for $2,175,000 within 23 days.
The previous record for the area was $1,900,000 paid for 10 Fairway Drive. This was also sold through our agency in May this year when it was still part of Kellyville.
Norwest, the area between Baulkham Hills, Bella Vista & Kellyville was one of two new suburbs to be added to The Hills Shire’s LGA in the month of June.
The establishment of these two new suburbs was long overdue for the Hills Property market as the suburb of Kellyville had a significantly large footprint that lacked differentiation.
With clearer boundaries now being established, you can expect to see more accurate pricing of properties based on supply and demand in that particular area.
For example, this sale in Norwest was achieved on the basis that:

- with the said features of the property,
- overlooking the greens of Castle Hill Country Club and
- in close proximity to Norwest Business Park and the upcoming Norwest Train Station.
Majority of the land in the new suburb is occupied by the golf course, Norwest Lake and commercial properties of Norwest Business Park with a limited number of freestanding houses.
